In May 2023, Ada County's housing market witnessed a continuation of the downward trend in home prices, with an 11.2% year-over-year decrease, pushing the average price to $534,900. This marks a significant reduction in home prices compared to last year's period, reflecting the ongoing effects of high mortgage rates and a less robust housing market.

 

Interest Rates

The Federal Reserve's aggressive interest rate hikes over the past year—culminating in a tenth increase that brought the Fed funds rate to a range of 5%-6.25%, the highest since August 2007—were a key contributor to this trend. Despite the Fed signaling a potential pause in the tightening cycle, the high rates have inevitably fed into consumer debt products like mortgages, impacting the housing market​.

 

Days on Market 

The time homes spent on the market also saw a massive 157.1% year-over-year increase, with a median of 36 days in May. This prolonged period suggests potential buyers have maintained a cautious approach, likely due to the rapid pace of these market changes.

 

Homes Sold

The number of homes sold decreased by 21.8% year-over-year, with only 699 homes sold. This is reflective of the slowdown in the market, likely impacted by the heightened mortgage rates and tightening monetary policy.

 

Inventory

The inventory of available homes for sale in Ada County has increased by 17.2% year-over-year, reaching 1,259 at the beginning of May. This rise in inventory, coupled with the lower sales pace, suggests a shift towards a buyer's market.

 

Overview

Despite the challenges, affordability continues to be a significant factor in attracting potential buyers. The decrease in home prices, coupled with a forecasted fall in mortgage rates to 5.5% by the end of 2023, is starting to draw buyers back into the market.
