Idaho City, ID Homes and Neighborhoods

Idaho City is the county seat of Boise County, a small mountain town northeast of Boise on State Highway 21. It began in 1862 as a boomtown of the Boise Basin gold rush. In town you'll find a historic district and the Boise Basin Museum, with forest all around, and homes that often come with real acreage.

To see what has closed, browse the sold homes page, and to follow listings by the date they came on, the newest listings page.

The homes

Land is a big part of the story here: many homes sit on an acre or more. If you'd rather build, browse land and lots as well, and plan for the well, septic and access work a bare parcel needs. You can also search by ZIP code on the 83631 page.

Schools

Idaho City is served by the Basin School District, which runs Basin Elementary School and Idaho City Middle/High School. The district also operates an early learning program and the Idaho Center for Outdoor Education on a district-owned site. Check the district's bus routes if you're looking at a home outside town.

Living in Idaho City

The town keeps much of its 19th-century character, with historic buildings, museums and the old territorial prison to explore. Highway 21 is part of the Ponderosa Pine Scenic Byway, and the Boise National Forest stretches out beyond town. In winter, the state's Idaho City Park N' Ski areas north of town offer cross-country ski trails, some of them groomed, and yurts. The Springs, a hot springs pool just outside town, is another place to spend an afternoon.

What to check before you make an offer

  • Septic records. Central District Health handles septic permits in Boise County and keeps searchable records. Older permits may not turn up by address, so search by legal description too, and have the system inspected.
  • Well water. If the home has a private well, the owner is responsible for water quality. Central District Health recommends testing for bacteria and nitrates, and it's worth asking about the well's flow and age.
  • Wildfire. This is forested mountain country. Look at the defensible space around the home, roofing and siding materials, and ask your insurer about coverage and cost early in the process.
  • Winter access. Highway 21 north of Idaho City toward Lowman and Stanley can close for heavy snow and avalanche danger. Ask who plows the private road or driveway, and how steep it is in snow.
  • Heating. Find out how the home is heated, the age of any wood stove, and how propane or firewood gets delivered.
