The Boise market has become much more strategic over the past year. Buyers are still out there, but they are more selective and value-conscious than they were during the height of the frenzy market. Well-prepared homes that are professionally marketed and competitively priced sell quickly, often for over the asking price.

I currently have several listings that have gone pending very quickly because we focus heavily on preparation and positioning before the home ever hits the market.

I spend a significant amount of time analyzing micro-market trends, buyer behavior, active competition, days on market, and pending sales to determine the ideal pricing strategy. Often, the goal is not simply to “test the market,” but to create urgency and competition.
