Earlier this month, the National Association of Realtors (NAR) released a special study titled Single-Family Home Price Gains by Years of Tenure. The study estimates median home price appreciation over the last 30 years based on the length of homeownership.

Below are three graphs depicting the most important data revealed in the study.

How much have home prices increased?

One of the first measures of the financial benefits of homeownership is the net worth (in the form of equity) an owner can build over time. The study showed the average increase in home values based on how long homeowners stayed in a home.

What was the percentage of appreciation?

Was this appreciation consistent throughout the country?

Today, when we think of markets that have done well over the last decade, we have a tendency to think about San Francisco, San Diego, Seattle, and other West Coast cities. The importance of this information was highlighted in the study’s first sentence:

“Homeownership is an important source of wealth creation, enabling current homeowners and succeeding generations to move up the economic ladder.”

Bottom Line

Homeownership has many financial and non-financial benefits. The accumulation of “housing wealth” through increased equity is a major one. If you’re thinking of buying a home for the first time or moving up to your dream home, the sooner you make the move, the sooner your net worth will begin to grow.

As the world around us continues to shift, it's hard not to wonder how cities will recover post-pandemic. Forbes has published a new article projecting how well cities are expected to bounce back based on the report issued by Moody's Analytics.⁣

The article "𝘙𝘢𝘯𝘬𝘦𝘥: 𝘛𝘩𝘦 𝟷𝟶 𝘜𝘚 𝘊𝘪𝘵𝘪𝘦𝘴 𝘉𝘦𝘴𝘵 𝘗𝘰𝘴𝘪𝘵𝘪𝘰𝘯𝘦𝘥 𝘛𝘰 𝘙𝘦𝘤𝘰𝘷𝘦𝘳 𝘍𝘳𝘰𝘮 𝘊𝘰𝘳𝘰𝘯𝘢𝘷𝘪𝘳𝘶𝘴 (𝘈𝘯𝘥 𝘛𝘩𝘦 𝟷𝟶 𝘞𝘰𝘳𝘴𝘵)" lists cities that are well-positioned to quickly recover and those that are likely to struggle based on data points that compare population density, workforce quality, educational attainment and others.⁣

With the release of the latest Economic Pulse Flash Survey from the National Association of Realtors (NAR), results show that people selling their houses today are holding strong on price. According to the most recent data, 74% of real estate agents noted that sellers are not dropping listing prices to attract more buyers.

Lawrence Yun, Chief Economist at NAR, noted: 

“The housing market faced an inventory shortage before the pandemic. Given that there are even fewer new listings during the pandemic, home sellers are taking a calm approach and appear unwilling to lower prices to attract buyers during the temporary disruptions to the economy.”

This inventory shortage, which spread widely throughout the housing market going into today’s economic slowdown, created an environment where there were not enough homes for sale for those who wanted to buy them. With that backdrop setting the stage, Yun also notes:

“With the current quarantine recommendations in place, fewer sellers are listing homes, which will limit buyer choices.” 

So, with buyer choices already limited going into this season, and more sellers removing listings today, if you’ve been thinking about listing your house, it’s a great time to do so. Many others in your neighborhood may be waiting to make a move or removing their listings, so staying on the market – or jumping into it – could work to your advantage.

Buyers today are serious ones, and with prices holding steady in this low-inventory market, you can feel confident about selling today. Embracing the process virtually, where available, could help your house hit the top of an eager buyer’s list. While your neighbors miss out on this opportunistic time, you don’t have to.
