North Boise, ID Homes and Neighborhoods

North Boise runs from the edge of downtown up through the North End and Hyde Park to the foothills, where the Boise Highlands, Highlands Cove and the streets around Crane Creek Country Club climb along Bogus Basin Road. Buyers look here to be close to downtown, the foothills trails and the river, and the area holds everything from century-old bungalows to hillside homes with valley views. It sits within Boise; if you already know which part you want, the North End and Highlands pages narrow the search, and the 83702 page searches by ZIP code.

North Boise is among the higher-priced parts of Boise.

The homes

Homes here are almost all single-family homes, built over many decades. Expect mostly three- and four-bedroom homes, most of them about 1,500 to 2,500 sq ft on standard-size lots. That hides a wide range, with smaller homes and some condos alongside larger houses.

  • North End and Hyde Park: the city's North End Historic District grew mostly between 1891 and 1915, and the City of Boise lists simple clapboard houses, Queen Anne, Bungalow, Tudor Revival, Colonial Revival and Ranch styles there, often in local sandstone, brick and wood. Hyde Park, centered on 13th and Eastman Streets, is the neighborhood's historic shopping street, with storefronts and restaurants.
  • Condos and townhomes: if you want something smaller close to downtown, start with condos and townhomes.
  • The Highlands and Crane Creek: up Bogus Basin Road, The Highlands, Highlands Cove and Crane Creek are mostly single-family neighborhoods in the foothills. Browse single-family homes or single-level homes if that's what you're after.
  • Foothills edges: if a view matters to you, browse homes with views, and for the top of the price range, luxury homes.

Historic districts and the foothills overlay

Two city rules come up often here. Parts of the North End, Hyde Park and Harrison Boulevard are local historic districts, where the city's residential design guidelines apply to exterior changes and to building on a lot, so plan any addition or exterior remodel with them in mind. Along the foothills, the city's Wildland Urban Interface Overlay requires ignition-resistant construction when building a home, or for an addition or remodel that adds more than 49 percent to a building's floor area. If you're buying near either, ask early whether the home falls inside the boundary.

Schools

North Boise is served by the Boise School District. Boise High School sits on Washington Street at the edge of downtown, and the district's Attendance Zone Locator tells you which elementary, junior high and high school serve a given address. Look up the specific home rather than relying on a listing's school fields. If you're comparing high schools, the Capital High School page covers that school's area.

What's nearby

Camel's Back Park and Hulls Gulch Reserve open onto the Ridge to Rivers foothills trails at the area's north edge, and Julia Davis Park and the Boise River Greenbelt are a short trip south. To compare other parts of town, see Northwest Boise and Northeast Boise. For more on day-to-day life here, see our North Boise neighborhood guide.

Questions to ask before making an offer

  • Is the home inside a local historic district, and what would the design guidelines mean for the changes you have in mind?
  • Is the lot inside the Wildland Urban Interface Overlay, and what would that mean for a future addition?
  • For an older home, how old are the roof, electrical, plumbing and sewer line, and what has been updated?
  • For a condo or townhome, what do the HOA dues cover, and are there rental rules or special assessments?
  • Which schools does the Attendance Zone Locator show for this exact address?
