Northeast Boise, ID Homes and Neighborhoods

Northeast Boise is the corner of Boise where the city's oldest streets run east from downtown into the foothills. It takes in the East End, the historic homes along Warm Springs Avenue and the hillside neighborhoods that climb toward Table Rock, and farther east the Barber Valley, where Harris Ranch and its neighboring communities sit between the foothills and the Boise River. The river and the Greenbelt run along its southern edge. Buyers look here for that mix: older houses close to downtown, homes with foothills views, and trailheads a short drive or ride from the front door. The area spans the 83712 and 83716 ZIP codes; to search by ZIP instead, see the 83712 and 83716 pages, keeping in mind that 83716 also reaches into Southeast Boise.

Northeast Boise is among the higher-priced parts of Boise. To see what has closed, browse the sold homes page, and for the upper end of the area, the luxury homes page.

The homes

Homes here are mostly single-family homes, with some condos, built mostly between the 1990s and the 2020s. Expect mostly three- and four-bedroom homes, most of them about 2,000 to 3,000 sq ft on standard-size lots. That range tells you much of the housing came well after the historic core: you will find historic houses along Warm Springs Avenue and in the East End, later subdivisions on the slopes above, and the large designed neighborhoods of the Barber Valley. If stairs matter, start with the single-level homes page; if a view is the draw, the homes with views page narrows it down.

Warm Springs Avenue and the historic districts

Warm Springs Avenue began filling with large homes in the 1890s, and it is known for more than the architecture. Owners piped natural hot water from east of Table Rock to heat their houses, among the first homes anywhere heated geothermally, and a geothermal district still serves part of the neighborhood. The Warm Springs Avenue Historic District is listed on the National Register and has been a Boise local historic district since 1996, and the East End has its own local historic district. Our Warm Springs and Warm Springs Mesa pages look at those pockets on their own.

Neighborhoods in Northeast Boise

Closer to town, the East End, including the Eastside addition, and Warm Springs hold the historic homes, with Terra Nativa, Boulder Point, Boulder Heights and Warm Springs Mesa on the slopes above. Out in the Barber Valley, Harris Ranch is the master community at the center, with Barber Junction, Harris Crossing and Dallas Harris Estates within it, Harris North and Harris Ridge in the foothills above, and River Heights nearby.

Schools

Northeast Boise is in the Boise School District. Boise High, the oldest of the city's public high schools, is in this part of town, and you can compare homes by high school on our Boise Senior High and Timberline High pages. In the Barber Valley, Dallas Harris Elementary sits within Harris Ranch. Assignments go by address and boundaries can change, so check any home you are serious about with the district's attendance zone locator.

What's nearby

Foothills trails are close at hand: the Military Reserve off Mountain Cove Road and the Table Rock trailhead off Old Penitentiary Road both connect to the Ridge to Rivers system, and Warm Springs Golf Course runs beside the Greenbelt (see the golf course homes). Farther east along Warm Springs Avenue is Harris Ranch, and across downtown to the northwest is the North End. For more on day-to-day life here, see our Northeast Boise neighborhood guide.

Questions to ask before you make an offer

  • Is the lot inside Boise's Wildland Urban Interface overlay? Building a home, adding on or doing a large remodel there means meeting ignition-resistant building and defensible-space rules.
  • Is the home in a historic district? Ask the city's Planning division what review applies before you plan exterior changes.
  • Is the house on the geothermal heating system, and what does service cost and cover?
  • For a hillside lot, what do drainage and any geotechnical reports show?
  • For an older house, how old are the roof, wiring, plumbing and heating?
  • In the Barber Valley's master communities, what do the HOA dues cover, and is there a separate sub-association?
  • Which schools does the district's locator show for this exact address?
