Northwest Boise, ID Homes and Neighborhoods

Northwest Boise sits in the far northwest corner of the city, between the Boise River and the foothills, with Eagle to the west and Garden City, a separate city, to the south along the river. The City of Boise's neighborhood plan describes it as the area bounded roughly by State Street, Gary Lane, Horseshoe Bend Road and Hill Road, about seven miles from downtown. Buyers look here for the mix it still has: established subdivisions, larger lots with a rural feel, and quick access to foothill trails, all within reach of the State Street corridor.

What this page's listings cover

The homes on this page follow the City of Boise's Northwest planning area, plus the Cartwright Ranch foothills just to the north. The master communities farther up the valley in unincorporated Ada County have their own pages: Hidden Springs, Dry Creek Ranch and Avimor. Homes with a Garden City address are on the Garden City 83714 page instead.

The homes

Homes here are almost all single-family homes, built mostly between the 1980s and the 2010s. Expect mostly three-bedroom homes, most of them about 1,500 to 2,500 sq ft on standard-size lots. Two-bedroom homes are scarce, so if you're shopping smaller, start with the condos and townhomes here.

The homes differ a lot by where they sit. Near State Street you'll find more attached and higher-density housing; the middle of the neighborhood mixes older subdivisions with infill; and toward Hill Road the lots get bigger, with some properties still keeping animals. Up in the foothills around Cartwright Ranch, expect homeowners associations and builder-designed neighborhoods. Browse single-level homes, homes with views or homes with RV parking to narrow it down.

Schools

Northwest Boise is in the Boise School District, and the city's neighborhood plan maps Shadow Hills Elementary, Pierce Park Elementary and Riverglen Junior High inside the area. Assignments go by address, so check any home with the district's attendance zone locator before you rely on it.

What's nearby

The Veterans and Seaman Gulch trailheads lead into the Ridge to Rivers trail system, Magnolia Park sits near the center of the area, and shopping and services line State Street, with Eagle a short drive west. To compare other parts of the city, see the North End, North Boise or the wider Boise page. For more on day-to-day life here, see our Northwest Boise neighborhood guide.

Questions to ask before making an offer

  • Is the home inside Boise city limits or in unincorporated Ada County? That decides who handles permits, zoning and services.
  • Which schools serve the address? Check the Boise School District's locator rather than the listing.
  • For foothill homes, what is the wildfire exposure, and what defensible space is in place?
  • Does the property have irrigation water rights or a canal or ditch crossing it, and who maintains it?
  • Is there an HOA, and what do its dues and rules cover, including outbuildings, RV parking and animals?
  • Is any part of the lot in a mapped flood zone near the river, a creek or a canal?
