Avimor is a master community in the foothills north of Boise, set along Idaho State Highway 55 at the northern edge of Ada County. It is not inside Boise city limits: Avimor sits in unincorporated county land, homes carry a Boise, ID 83714 mailing address, and the Ada County Sheriff provides police service. Buyers look here for homes with the foothills and a large trail network right outside the door, while staying within reach of Boise and Eagle.
Avimor has been built out in phases. Most listings are detached houses; check condos and townhomes for attached options. Because the community is built in phases, you can compare resales with new construction homes, and many buyers also filter for single-level homes or homes with views of the foothills. To see what has closed, browse sold homes.
The outdoors is the main draw. According to the community, trails inside Avimor connect to up to 100 miles of foothills trails and the Ridge to Rivers system, with routes for hiking, biking and horseback riding, and about 400 acres are held in a permanent conservation easement. Spring Valley Creek runs through the community alongside Highway 55.
Avimor has a homeowners association, so ask for the current dues, what they cover and the rules for your phase before you make an offer.
Most of Avimor is served by the West Ada School District, with listings showing Seven Oaks Elementary, Eagle Middle and Eagle High School. Idaho Novus Classical Academy, a tuition-free public charter school, sits inside the community. Homes in the phase Avimor calls BC1 are zoned for Horseshoe Bend schools instead, so confirm the assignment for any address you are considering. Highway 55 is the main route south toward Eagle and Boise.
Whether you are just starting to look or getting serious about a move, Templeton Real Estate can help you understand the Avimor market and figure out your next steps.
