Southeast Boise, ID Homes and Neighborhoods

Southeast Boise runs along the south side of the Boise River, from the neighborhoods around Boise State University east past Bown Crossing and the Parkcenter corridor. Along the way you'll find the older streets of South Boise, the shops and restaurants at Bown Crossing, and subdivisions on the rise to the south, such as Surprise Valley and Columbia Village. What ties it together for most buyers is the river: the Boise River Greenbelt runs nearly the full length of the area, and Barber Park is where many summer river floats begin. This page covers the area as a whole. For ZIP-level searches, see the 83706 homes for sale and 83716 homes for sale pages; 83716 also takes in the Barber Valley and Harris Ranch, which are covered under Northeast Boise. Or step back to all of Boise.

The homes

Homes here are mostly single-family homes, with some condos, built mostly between the 1980s and the 2000s. Most are about 1,500 to 2,000 sq ft on standard-size lots.

Age and style shift a lot across the area. The South Boise blocks closer to Boise State date back to the 1890s and have seen plenty of infill, while the subdivisions to the south and east came later. You can narrow your search to single-family homes, condos and townhomes, single-level homes or new construction homes.

Neighborhoods within Southeast Boise

  • Boise State and South Boise: the oldest part of the area, along the Boise Avenue and Broadway corridors near campus. Portions of Boise Avenue follow the original Oregon Trail.
  • Bown Crossing: a mixed-use district of shops and restaurants that draws people from across the city.
  • Columbia Village: a subdivision on the south side of the area, home to Trail Wind Elementary and Les Bois Junior High, with sports fields nearby.
  • Near the river: established neighborhoods such as River Run, Pier Pointe and Wood Duck Island sit close to the Greenbelt and Bown Crossing, with Lakewood a little farther south.
  • South of the river: Oregon Trail Heights, near the Oregon Trail Historic Reserve, and Surprise Valley, where many houses date from the late 1990s and early 2000s.

Timberline High School on East Boise Avenue serves the southeast part of the district, with Les Bois Junior High and East Junior High as its feeder schools. Assignments depend on the exact address, so check any home you're considering against the district's boundaries.

Questions to ask before making an offer

  • Is the home in a mapped Boise River floodplain or floodway, and will your lender require flood insurance?
  • For homes near open land on the area's southern and eastern edges, what is the wildfire exposure, and is there defensible space around the house?
  • Is there an HOA, and what do the dues cover?
  • Which elementary, junior high and high school is this address assigned to?
  • For older homes near Boise State, how old are the roof, the HVAC and the sewer line?
  • Near campus, how do game days and events affect parking and traffic on your street?
