Meridian, ID Homes and Neighborhoods

Meridian sits in Ada County between Boise to the east and Nampa to the west, with I-84 crossing its south side. It started as a railroad stop called Hunter, took the name Meridian in 1893 from the Boise Meridian survey line that runs along Meridian Road, and grew up as a dairy town. It is Idaho's second-largest city, and buyers look here for a large network of city parks and a central spot in the Treasure Valley.

What homes in Meridian are like

Homes here are almost all single-family homes, built mostly between the 2000s and the 2020s. Expect mostly three- and four-bedroom homes, most of them about 1,500 to 2,500 sq ft on standard-size lots. Smaller one- and two-bedroom homes are uncommon. If you want something smaller or lower-maintenance, start with the condos and townhomes search. Other useful starting points are new construction homes, single-level homes and 55+ community homes.

ZIP codes and communities

Meridian has two ZIP codes, 83642 and 83646, and each has its own page of listings. Inside them, named subdivisions have their own pages too. The communities with the most homes include Heritage, Jump Creek, Memory Ranch, Paramount and SpurWing, and Bainbridge and Southridge Meridian are worth a look too. If a home is in a subdivision with a homeowners association, ask for the dues and rules early.

Schools

Most of Meridian is served by West Ada School District, the largest school district in Idaho, which was known as the Meridian School District until 2014. Attendance boundaries can change, so confirm the district and assigned schools for any address directly rather than relying on a listing.

What's nearby

Settlers Park, Julius M. Kleiner Memorial Park and Discovery Park anchor the city's park system, and The Village at Meridian near Eagle Road and Fairview Avenue is the main spot for shopping, dining and movies. Eagle, Star and Garden City are close by if you want to compare nearby towns. For more on day-to-day life here, see our Meridian area guide.

Questions to ask before you make an offer

  • Who owns the home's pressurized irrigation system? The City of Meridian doesn't run these; it's the HOA or an irrigation district, and that affects fees and who to call.
  • What are the HOA dues, and what do the rules say about RV parking, sheds and fencing?
  • Which schools are assigned to the address?
  • For a builder's home, what does the warranty cover, and are the neighboring lots still to be built on?
  • How close is the home to a canal, I-84 or a major road like Eagle Road, and does that matter to you?
