Heritage, Meridian, ID Real Estate

Heritage isn't one neighborhood so much as a family of Meridian subdivisions that share the name: Heritage Heights, Heritage Grove, Heritage Common and the Heritage Sub. They sit in different parts of Meridian and feel quite different, so it pays to know which one a listing is in before you fall for the floor plan. Much of what comes up on this page is in Heritage Heights, Lennar's community on the Star and Meridian border.

Browse the newest listings and sold homes across the Heritage subdivisions.

The homes

Larger family-sized plans are easy to find. Nearly everything is a detached house; browse single-family homes, single-level homes or homes with a 3-car garage to narrow it down. If you have a budget in mind, the $500,000 to $600,000 and $600,000 to $750,000 pages are good starting points.

The Heritage subdivisions

  • Heritage Heights is a Lennar community in northwest Meridian near the Star border, with homesites along a rim and foothill views. Lennar builds it in several collections, and the community has a pickleball court, a bocce court and a playground. The Boise River is a short drive away.
  • Heritage Grove is a 55+ community with a clubhouse, ponds, parks and walking and biking paths. If you're shopping for a parent or for yourself in retirement, this is the one to look at, and you should read its age rules before you tour.
  • Heritage Common and the Heritage Sub are separate subdivisions that share the name. Ask for the plat and HOA details on any listing there.

HOA and community rules

Don't assume one Heritage subdivision's HOA dues, rules or amenities carry over to another; check each one. In Heritage Grove, dues are reported to include yard care, which matters if you'd rather not mow. In Heritage Heights, ask Lennar for the HOA amount and what the amenities cost to maintain. Get the CC&Rs early on any home you're serious about.

Schools

Heritage is served by the West Ada School District, but which schools depends on which subdivision you're in. Lennar lists Pleasant View Elementary, Star Middle School and Owyhee High School for Heritage Heights. Heritage Grove sits in a different part of Meridian with different assignments. Boundaries change as West Ada grows, so check the district's school locator for any specific address.

Living here

From Heritage Heights you're close to Star and the Boise River, with Blake Haven Park nearby. From any of the Heritage neighborhoods, Meridian's shopping and the rest of the Treasure Valley are a short drive: Boise to the east, Eagle and Star to the north, and Nampa to the west. Heritage Heights and Heritage Grove both use the 83646 ZIP code.

Questions to ask before you make an offer

  • Which Heritage subdivision is this home in, and which HOA governs it?
  • For a home bought from the builder: what's the completion date, what does the builder's warranty cover, and are any incentives tied to using the builder's lender?
  • In Heritage Grove: what are the age rules, and what do the dues cover?
  • Which West Ada schools is this address assigned to?
  • Does the home have pressurized irrigation, and who supplies it?
  • Are there fencing, RV parking or landscaping rules in the CC&Rs?
