Nampa, ID Homes and Neighborhoods

Nampa sits along Interstate 84 about 20 miles west of Boise, and it is the largest city in Canyon County. It started as a railroad junction in the 1880s, and the 1903 train depot downtown still stands as the Canyon County Historical Society's museum. Buyers look here for homes on standard suburban lots, an easy freeway run toward Meridian and Boise, and Lake Lowell just outside town.

The homes you'll find

Homes here are almost all single-family homes, built mostly between the 2000s and the 2020s. Expect mostly three- and four-bedroom homes, most of them about 1,500 to 2,500 sq ft on standard-size lots.

Nampa by ZIP code

Many buyers search Nampa by ZIP. 83686 and 83651 each have their own page of listings, which is handy if you've already narrowed down a side of town.

Schools

Most of Nampa is served by the Nampa School District, whose high schools are Nampa, Skyview and Columbia. Parts of the city fall in the Vallivue School District instead, which runs Vallivue and Ridgevue high schools, and a few edges of town belong to neighboring districts. Because the lines don't follow city limits, check the district's boundary tool for any address you're serious about rather than relying on the school names in a listing.

Living in Nampa

Lake Lowell, officially Deer Flat Reservoir, was built by the Bureau of Reclamation and opened in 1909 to water Canyon County farms. It sits inside the Deer Flat National Wildlife Refuge, and boating is open from April 15 through September 30, with most of the lake set aside for wintering wildlife the rest of the year. Canyon County's Lake Lowell Park by the Upper Dam has picnic areas and a disc golf course with no day-use fee.

The Ford Idaho Center hosts concerts, horse events and the Snake River Stampede, a pro rodeo that dates to 1937. Northwest Nazarene University, the College of Western Idaho's Nampa campus, the Warhawk Air Museum and the Nampa Train Depot Museum round out the in-town options. For more of the valley, look at Meridian, Star and Eagle.

Questions to ask before you make an offer

  • Irrigation: Many subdivisions use pressurized irrigation fed by canal water from districts such as Nampa & Meridian, Pioneer or Boise-Kuna. Ask which district and system serve the lot, what the assessments are, and whether you own the line from the curb valve to the sprinklers (in the city's system, you do).
  • Homeowner's exemption: If the home will be your primary residence, apply with the Canyon County Assessor after closing. On a home the builder has just finished, you must apply within 30 days of the appraisal notice.
  • HOA: If the home is in an HOA, get the dues, what they cover and the CC&Rs, especially if you plan to park an RV or add a shop.
  • Flood zone: Check the FEMA flood map for the address, particularly near canals, drains and the lake.
  • School district: Confirm the district and assigned schools for the address, since Nampa is split between districts.
